Abstract

Economic and societal transitions have left many buildings redundant and numerous structures are waiting to be put to new uses. Due in part to an increasing awareness of ecological issues, but mainly thanks to the esteem currently enjoyed by any sort of historic building fabric, unused structures are now examined to determine what kind of new use might be suitable. Buildings are therefore emerging with layers superimposed on top of one another: the original function usually still provides the scale and structure, into which a new matrix of utilization is installed. This volume presents unique projects that see churches transformed into restaurants, barns into houses, apartments into offices and multi-storey car parks into apartments, but also large-scale conversions, such as the remodelling of an entire port into a new city district with a vast functional diversity.

Abstract

Housing shortages and building dereliction are fundamental challenges, concerning also the current architectural landscape. That these problems can be overcome by addressing them together has been proven by the increasingly successful reactivation and conversion of existing real estate in both urban and rural contexts. Real-world examples show that these measures can also make sense economically and from an urban planning perspective. In this way, the most extraordinary living spaces are created from old silos or depreciated office buildings, vacant churches, former station buildings or obsolete infrastructure buildings with the creative appropriation of the existing substance. The careful and respectful handling of the building fabric is as important in this process as the creative extension of the existing structures. Abstract

Adaptive reuse is a design practice where changes in the building structure go along with new programs and functions. Many concerns of the day that are the hallmark of current social discourse can equally be communicated through the vocabulary of design and reuse. Six common themes mirroring those of society in the new millennium are discernable in the current adaptive reuse practice: appropriation, ecology, equity, memory & redemption, identity and authenticity. Selected articles from the IntAR Interventions and Adaptive Reuse Journal of the last ten years speak to the social issues of the recent decade. The introductory essay positions shifting norms of working from home or remote learning in the light of their revision through adaptive reuse, for example the post-pandemic repercussions on office towers and the classroom.

Abstract

Ruines : bâtiments morts faute d'occupants, à envisager comme autant d'espaces disponibles. Une ruine coûte peu, mais elle n'est pas rien. Les projets présentés ici plaident pour la transformation des ruines. Aussi lézardés soient-ils, leurs murs sont une opportunité à saisir pour créer des configurations hors normes et inventer de nouvelles manières d'habiter. Le propos relève davantage de la réinvention que d'une attitude nostalgique : il s'agit pour les architectes de réconcilier les ruines avec les usages d'aujourd'hui, de raccommoder, recoudre, conserver tout en modifiant, parfois avec une réelle économie de moyens. Les réalisations sélectionnées - des maisons individuelles principalement et quelques équipements publics - s'attachent à conserver la ruine telle qu'elle est pour construire à l'intérieur, ou à côté, de telle sorte qu'elle devienne le paysage de l'habitation. La ruine n'est pas "retapée", mais préservée avec ses blessures et colonisée. Quelle que soit leur origine - étable, entrepôt, église ou fabrique - et leur situation géographique, la qualité des projets réside dans la poésie et l'intensité qui surgissent de la rencontre du neuf et de l'ancien, de l'architecture contemporaine et de la patine du temps.

Wenn bei der Umnutzung von Bauten die neuen Programme und Funktionen mit Veränderungen verbunden sind, stellt sich die fundamentale Frage, mit welchen Mitteln die Vergangenheit in den Entwurf für die Zukunft integriert werden soll. Auf dem Hintergrund langjähriger Lehrerfahrung gibt dieses Buch eine umfassende Einführung ins architektonische Entwerfen von Umbau-/Umnutzungsprojekten. Es zieht Bildwelten von Frankenstein bis Rem Koolhaas zur Verdeutlichung heran, behandelt Geschichte und Theorie, Bautypologie, Material- und Konstruktionsfragen sowie Aspekte von Denkmalschutz, Urbanistik und Innenarchitektur und stellt so das Bauen im Bestand als ein eigenständiges Gebiet des architektonischen Arbeitens dar. Abstract

While building with reused components has become one of the most widely noted phenomena in the European architectural discourse in recent years, it is only slowly finding its way into the everyday practice of architects. Whenever components that can last for decades are not destroyed but reused for new buildings, this not only saves resources. It also drastically reduces energy consumption and greenhouse gas emissions during the construction phase. Circular construction brings with it a whole range of questions, howeverranging from technical and energy-related to legal ones. This applies even more so today, although the practice itself can look back on a long tradition across history. This book is a comprehensive compendium on the topic of reuse in construction that, in addition to the theoretical discourse, also looks at the various practical questions by using a concrete example: the head-end building K.118 on the Sulzer Areal in Winterthur, which is the largest building in Switzerland built primarily with reused components to date. Since 2018, an interdisciplinary research project has evaluated this pilot project with regard to the architectural-constructive, energy-related, economic, procedural and legal aspects involved in its construction. The texts and graphic materials collected in this book present the findings of this study in a highly informative and visually striking way.
